The project is generally described as the completeroof replacement of the VB Building. The VB Building has a roof area of 35,772 sf. Demolition work includes the removal of the existing low-slope, single-ply EPDM membrane roof system including insulation and edge metal, down to the existing sloped metal roof deck. New work includes the installation of a two-ply SBS-modified bitumen roof system. The new roof system includes the installation of wood blocking, poly-isocyanurate rigid board insulation, a high-density perlite cover board, edge metal, flashings, and primary and overflow roof drains and associated drain piping.
Project scope includes removal of existing roof system of approximately 66,500 SF. The roofing will be replaced with 60 mil, single-ply fully adhered EPDM system. The work also includes replacement of metal coping, metal edges, guard rails as well masonry work on parapet walls.

New system is a cool vented plywood over polyisocyanurated installed and fastened over metal decking along with new asphalt shingle. The flat roof area will be cover up with a new fully adhere PVC roofing membrane.

New enclosed 4000 SF deck pavilion with new electrical main electrical service along with exterior grade recessed lights fixtures as well exterior grade ceiling fans. Deck was built using pressure treated wood, composite deck boards and composite trim to wrap up posts and beams around the deck. Roof was built using Engineer trusses, 3/4” plywood and Architectural asphalt shingles. Ceiling was enclose with new exterior paintable drywall. A new concrete slab was also built on the front portion of the deck pavilion and new gutter/Downspout with underground drainage piping.
Complete removal of IPE deck boards, fiber trim, brick, floor joists and replacement of exterior glass mat gypsum wall sheathing from the entire tiers. Installation of new through wall flashing, new waterproofing applications as per manufacturer requirements.
